SERVICE ANIMALS

Your service animal must comply with all licensing and vaccination requirements mandated by the state and local jurisdiction where you permanently reside. Upon request, you must provide copies of your service animal’s current licensing and vaccination records. Please note that ""licensed"" and ""licensing"" here refers solely to the basic registration of animal ownership, not to any certification of your animal as a service animal. Your service animal must never be left unattended. Guests will make advanced notice that they will be bringing a service animal as part of your reservation and confirm your compliance with all service animal-related regulations specified on the Booking Channel.

HOUSE RULES & RENTAL AGREEMENT
1️⃣ GENERAL CONDUCT
Respect the Property
Treat the home, furniture, and community areas with care.
Clean up after yourself, indoors and outdoors.
Guests are responsible for any damages that occur during their stay.
Be Mindful of Noise
Quiet hours must be observed at all times.
Parties, events, and large gatherings are strictly prohibited.
No excessive noise, music, or disturbances that may affect neighbors.
“A $1000 refundable security deposit is required.”
Noise monitoring devices may be installed to ensure compliance.
Violations of the noise policy may result in a $500 fine and/or immediate removal without refund.
Smoking & Vaping
Smoking and vaping are strictly prohibited indoors, including decks, porches, and steps.
Outdoor smoking is permitted only in designated exterior areas. Guests must properly dispose of ashes and cigarette butts and ensure no litter or fire hazards are left behind.
Any evidence of indoor smoking will result in a $500 fine, odor remediation costs, and possible eviction.
Smoke sensors may be installed to assist enforcement.
Respect for Neighbors and Community
Be courteous and avoid disruptive behavior, loud vehicles, or other activities that disturb the peace.
Guests engaging in unlawful or unsafe acts will be asked to leave without refund.
2️⃣ RENTAL TERMS
Rental Agreement
This Rental Agreement is a legally binding contract between the Guest and the Property Owner/Manager.
The primary guest must sign this agreement and is responsible for all guests in their party.
By confirming a booking, the guest acknowledges and accepts all terms of this Agreement and House Rules.
Age & Identification Requirements
The primary guest must be at least 25 years old and present during the entire stay.
A valid government-issued photo ID is required before check-in.
The reservation billing details must match the ID of the booking guest.
Check-In & Check-Out
Check-in and check-out times are listed on your reservation.
Check-In & Check-Out times are clearly indicated on the booking reservation and adhered to at all times.
Unauthorized early check-in or late check-out will result in a $150 fee per hour of unauthorized access to the property, with a minimum $150 fee.
Any late check-out without prior approval will result in an automatic $150 fee per hour past check-out time.
Any early check-in without prior approval will result in an automatic $150 fee per hour prior to the scheduled check-in time.
Access codes or keys will be issued at the designated check-in time only.
Furniture & Décor
Do not rearrange furniture or décor. If items require repositioning, a $50 reset fee may be charged.
Right of Access
The Owner, Manager, or authorized staff may enter the property at any time for maintenance, repairs, or inspections.
Guests will be notified prior to entry whenever possible, except in emergencies.
3️⃣ OCCUPANCY & VISITORS
Guest Limit
The number of guests must not exceed what is stated on the reservation.
Only registered guests are permitted on the property—no outside visitors without prior approval.
Children
Children are welcome but must be supervised at all times. Guests are fully responsible for the actions and safety of minors.
No Mail or Deliveries
Mail and packages cannot be sent to the property. Please use a nearby UPS, FedEx, or pickup service for deliveries.
4️⃣ SECURITY & SAFETY
Tampering with Safety Devices
Smoke detectors, carbon monoxide alarms, or noise monitors must not be disabled or removed.
Tampering with these devices will result in a $300 fine.
Keys and Access Codes
Lost keys or damaged smart locks will incur a $300 replacement fee.
Lockouts during business hours may incur a service fee; after-hours lockouts require a locksmith at guest expense.
Parking
Parking is at your own risk. The property owner assumes no responsibility for damage or theft involving vehicles.
Unauthorized vehicles may be towed at the guest’s expense.
No Weapons
Firearms, weapons, or hazardous materials are not allowed on the property.
Emergencies
In case of emergency, call 911 immediately.
5️⃣ CLEANING, DAMAGES & MAINTENANCE
Cleaning Responsibilities
The property must be left in good condition. Excessive mess or trash may result in additional cleaning fees.
Normal wear is expected, but guests will be charged for negligent or intentional damage.
Damages & Theft
Guests are responsible for any damages or missing items during their stay.
The property manager may charge the cost of repair or replacement directly to the guest’s payment method.
If damage renders the property unrentable, guests may be charged the nightly rate until it’s restored.
Mid-stay cleaning services are available only for reservations of 30 days or more.
Maintenance
Please report any maintenance issues promptly.
No refunds or compensation will be issued for temporary disruptions (e.g., WiFi, utilities, or appliances).
6️⃣ PETS & SERVICE ANIMALS
Pets are not allowed.
Unauthorized pets will result in a $500 violation fee and possible eviction.
Service Animals
Service pets are always welcome.
They must comply with local licensing and vaccination requirements and must not be left unattended.
7️⃣ LIABILITY & USE OF PREMISES
Use at Own Risk
Guests agree that all use of the property and its amenities is at their own risk.
The owner is not responsible for accidents, injuries, illnesses, or lost/stolen items.
No Tenancy Rights
Guests are licensees of the Owner and do not acquire any tenancy or lease rights.
The property is for short-term accommodation only and cannot be used as a primary residence or for business purposes.
Right to Evict
Guests violating any part of this Agreement—such as exceeding occupancy, causing noise disturbances, or hosting unapproved visitors—may be immediately evicted without refund.
8️⃣ MISCELLANEOUS TERMS
Dispute Resolution & Arbitration
Any disputes arising from this Agreement will be resolved by binding arbitration.
Guests waive the right to a jury trial or class action participation.
Governing Law
This Agreement shall be governed by the laws of the State of Texas, USA.
Changes to House Rules
The Owner or Manager reserves the right to modify these House Rules at any time.
Guests are bound by the most current version provided before or during their stay.
Acknowledgment
By completing your booking and/or signing this Agreement, you acknowledge that you have read, understood, and agreed to all terms and conditions contained in these House Rules & Rental Agreement on behalf of yourself and all members of your party.
