Walking distance to the UNT, this spacious retreat is a perfect choice for families, friends, or anyone seeking a convenient and comfortable stay in Denton. The covered patio is an inviting space where you can relax and unwind. Enjoy your meals alfresco, watch your favorite shows on the outdoor TV. Our home is designed for your comfort and convenience, with ample space, modern amenities -------- House Rules Welcome We’re excited to host you. To help every guest enjoy a positive experience while respecting our neighbors and the integrity of the community, we ask that you carefully review and follow the house rules below. House Rules – Fannin No smoking inside the home — $500 fee if any smoke or smoke odor is detected. No parties, events, or large gatherings. No unauthorized visitors at any time; only registered guests are allowed on the property without prior approval. Maximum occupancy: 10 guests total, including children and infants. Please book for the correct number of guests in advance. Quiet hours: 10:00 PM – 8:00 AM. Any damage, excessive cleaning, rule violations, or evidence of smoking/vaping, parties, or unauthorized guests will result in additional charges. Parking – Fannin Park only in the driveway or legal street spots in front of the house. Do not block neighboring driveways, mailboxes, or fire hydrants. Follow any city/HOA parking rules. Pet Policy – Fannin Up to 2 dogs under 50 lbs, or 1 dog up to 100 lbs. $100 non‑refundable pet fee per stay (required for any approved pet). Pets must be house‑trained. Pets must be crated if left alone in the property. Keep pets off all furniture and beds. Clean up after your pet indoors and outdoors; extra cleaning will be billed if needed. Any pet‑related damage, odors, or flea treatment will result in additional charges. Check‑In / Check‑Out – Fannin Standard check‑in time is 4:00 PM or later. Standard check‑out time is by 11:00 AM. Early check‑in may be possible only if the property is ready and our cleaning schedule allows it, and must be requested and approved at least 24 hours before arrival. Same‑day or last‑minute early check‑in requests are generally not possible and will usually be declined. Late checkout may be possible only with prior written approval at least 24 hours before departure. Any late checkout request made within 24 hours of check‑out will be denied due to cleaning and scheduling. Remaining past 11:15 AM without written approval will incur a late checkout fee of $50 per hour (or partial hour). Great location and remarkably a lot of space. We were in Denton for my daughter’s wedding. We were 10 minutes from the venue and rehearsal dinner. We had enough space to host friends and family to work on flower arrangements, bake a sweetheart cake and plenty of space to get ready for the event.

The host was amazing very accommodating. The location was perfect for our needs. The house was gorgeous and the layout is fantastic. If I could leave more then 5 stars I would!

The host was very welcoming and sent clear and well thought out instructions. The home was absolutely perfect for our group that had a wedding in Valley View. There was plenty of room, big beds, closet space and as well appointed kitchen. The home was very clean and welcoming! I would highly recommend for a nice stay in Denton!

We came for our daughter's graduation from UNT. Wonderful experience at this home; super close to the campus and the Denton Square (which provided great food & entertainment!); 3 bathrooms allowed each party to have their own bathroom; the place was super clean and exactly as pictured; very nice; would definitely recommend for anyone!!

Great Weekend We stayed here for a quiet bachelorette weekend in Denton and that it was! The house was exactly as the pictures showed and each room was super homey. Our only downside is that some of the towels had hair on them. They appeared clean, just like whoever is cleaning should possibly wear a hair net. We would definitely stay here again!

Weekend trip Very clean, had everything we needed.Location was close to lots of restaurants.Host was very nice and easy to deal with.Check in was easy.King size beds were comfortable.Covered patio in backyard with plenty of seating was nice.

Homecoming weekend pad Great place that housed our larger group comfortably with a quick walk to campus. Lots of sleeping space and nice outdoor space in the back. Owner was super communicator.
