The casual breakfast nook overlooks stunning Lake Travis views. Parents/Guardians must closely supervise their toddlers and children at all times. 3. Well-behaved and well-trained pets may be permitted with prior approval from the host. An additional fee of $150 for the first pet for the duration of the stay and $50 for the second pet applies (2 pets max). Pets must be treated with flea & tick preventative and up to date on shots.4. No Unregistered Guests. Please abide by occupancy limits. A maximum of 13 people may be on the property at any given time. People other than those set forth above may not be on the property. Any person on the property is the sole responsibility of Guest. If there are more guests than disclosed in the Rental Party, the security deposit (also called “damage deposit”) will automatically become forfeited and guests may be asked to leave without refund and a $250 service fee.5. The property is privately owned; the owners nor property manager are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The property is equipped with a noise monitoring system. Excessive noise may result in termination of your stay without refund.8. Keep the property and all furnishings in good order and leave it as close to how you found it. 9. No Smoking. Only use appliances for their intended uses.11. Practice safety at all times. 12. Parking: Please park in the driveway or on the street in front of the hose. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner.13. Housekeeping: Please keep the home tidy and follow checkout procedures. There is no daily housekeeping service. Daily maid service is not included in the rental rate. While linens and bath towels are included in the unit, we do not permit towels or linens to be taken from the house. Do not leave wet towels on the furniture. 14. Checkout is at 11AM. Late checkouts may be subject to a $100/hr fee as we often have new guests arriving and schedule cleaners to arrive soon after 11AM. 15. The risk of injury resulting from possible malfunction of the hot tub equipment;2. The risk of injuries resulting from tripping or falling over obstacles in the hot tub area;3. The risk of injuries resulting from heat exposure.4. The risk of other injuries resulting from participating in any action in the hot tub.• I recognize and fully understand that the above list is not a complete or exhaustive list of all possible risks; the list only provides examples of types of risks that I am assuming.In exchange for the Owner allowing me to utilize the hot tub and area during my stay, I hereby agree to the conditions below. Or you can make use of the indoor range if indoor cooking is more your style. You have the choice to dine inside or outside as there are tables in both locations. The entirety of the house facing the lakeside is floor to ceiling windows so you won't miss any sunsets. Sleeping accommodations are for 8 people. The master bedroom has a king sized bed. It has it's own private toilet and shower/tub room. The family room has a sleeper sofa with a comfortable queen sized bed. This room also has a half bath. The guest house has a queen sized bed in the bedroom and a sitting room with a queen sized sleeper sofa. The guest house rooms are separated by a full bathroom and can be closed off for privacy. There are many common sitting areas for together time.This is a gated property on 2 acres abundant with wildlife i.e. grey fox, armadillos, deer, skunk, raccoons, possums, owls, turkey, tortoises and croaking bullfrogs in the ponds. The property is a compound of houses. Jeff and Sara, the owners, live in a house set apart from the rental property. Sara's brother, Gordon lives in a Tiny Home in this same area. Rest assured the property is yours and we will not be underfoot. However, we will be accessible for any questions or needs. This is a unique and visually stunning property for a family vacation. An elevator will whisk you up to the top floor. The impressive open floor plan offers an expansive living area, dining area, and kitchen on the top floor. The opulent living area features ultra-high ceilings and an abundance of windows, which flood the space with natural light. The dining area sits between the main living room and the kitchen. The high-top table seats four and the kitchen bar seats several more. The gourmet kitchen has top-of-the-line stainless steel appliances; including a Viking six burner range, Sub-Zero refrigerator, and two dishwashers. The black granite countertops are remarkable.
