Great, quiet location. Very small rooms but reasonably comfortable with nice cold air conditioning - basic but everything you need if you are only using your room as somewhere to sleep. However the floor to our room was dirty on arrival, and upon going to bed, noticed that one of the pillow cases was mouldy so had to sleep without a pillow. Window coverings insufficient for blocking out the very bright security lighting outside the rooms at night, and high-pitched water pipe screeching every time a toilet was flushed/tap or shower turned on - this was very loud - both things making it near impossible to sleep. Bathroom - toilets and bathroom floors were filthy the entire stay (the same scraps of toilet paper were strewn on the floor of one particular stall the entire time we were there), however the hand basins and shower stalls looked clean. Pool area was zip-tied shut so couldn't be accessed during times it was signed as being open. Kitchen was well stocked but also not clean. Neither were courtyard tables. Resident dog had free reign of property and spent a lot of time annoying the guests using the courtyard, especially when there was food around. Dog was also allowed into the swimming pool itself. I realise this is budget accommodation, but as someone who has cleaned and managed accommodations, this entire experience was disappointing overall. This could be an amazing place but unfortunately falls very short. It definitely didn't live up to the expectations we had from reading previous reviews. We won't be back and will be advising anyone we know to choose other places to stay when on the island.

Very relaxed atmosphere. Adam was very accomodating and helpful. All facilities and rooms were very clean. The reception provided hire for paddleboards, kayaks and stinger suits. They also had a basic range of gorceries for sale which is useful as the closest supermarket was in Nelly Bay. The place is 30 seconds from Picnic Bay beach and a bus stop with a regular service across the island. We really enjoyed staying here and wish we had done so for longer
