Pros: across the street from the beach and beach facilities, wrap around porch has great views and a nice breeze, breakfast was delicious, free beach chair and towel. We arrived 2hrs early and they got us checked in 1hr early. Cons: We stayed in the "small queen" room and they weren't kidding about it being small. The roof line being angled meant you could only really stand in 1/2 of the room too. There was only 1 window around the corner with a window AC unit which didn't circulate cool air in the room because it was awkwardly blowing into a wall over the sink. There were no towel hooks so we had to put them over the door. The finishes in the bath were low quality. The transom window over the door meant the bright hall light shined in all night. It must have bothered someone else too because someone had turned it off by the morning. The website makes it seem like there is fine dining and dinner on-site, but there isn't. The house is worn and tired. They didn't share a wifi password, so I found the router in the hall to copy the password. The 2 pieces of furniture were Ikea. Location: Great to be across from the beach, but if you don't have a car, you're paying for taxis (~$7/person/trip). There aren't sidewalks into town too, so the 20min walk isn't the safest. This place very much seems like a wedding venue that happens to rent rooms when there isn't a wedding. We stayed here only 1 night because we had the rest of the week booked at the Block Island Beach House (about the same cost) and we're glad it was just 1 night. Unfortunately, we don't recommend The Sullivan House.
