The property is a 1 bedroom, 1 bath cottage with a very comfortable king bed that is ideal for island getaways. One of just a few one bedroom villas on the island with completely private heated pool. The pool is heated to 85 degrees weather permitting. Come home from the beach and unwind by the pool surrounded by lush tropical landscaping. Enjoy dining alfresco on the private patio. Relax with a lovely glass of wine, read a book or simply enjoy listening to the waves on the patio swing. The free Island trolley stop is directly across the street that will take you from one end of the island to the other. The ever popular Monkey Bus provides free "trips for tips" and offer door to door service. Our villa is located in the middle and most desirable, residential areas on the quieter north end of Anna Maria Island. Our beach house is surrounded by beautiful custom homes steps to the beautiful beach. Sit outside, fish off our dock, take out the kayaks, or just walk steps across the street to the beach!If you have a boat, you can dock it right outside the house! Private neighborhood boat ramp access six houses to the left. Room for boat trailer in our driveway. Our dock can accommodate a boat with a 9ft beam, 26ft LOA.Set off in your own boat and you are 1/4 mile from fishing in the grass flats, 20 mins from the north tip of Anna Maria Island (Bean Point) and from there, 3 miles to the first reef.We have several ocean kayaks for your enjoyment. Launch from our dock and see the manatees right outside. Our neighborhood, has a private boat ramp about six houses to the right of the water view.We live in nearby Tampa, Florida and we are happy to make sure you enjoy our piece of paradise as much as we do. Our neighborhood is very quiet with many permanent residents. You will find peace and quiet in the evenings. Our home sits on one of the narrowest parts of the island, so the Gulf and Bay are very close together!You are located very near to Manatee Avenue and Gulf Drive. Very closely located to Publix Supermarket, beach stores and restaurants. Bike lanes are available on the island.Free trolly pick-up 50 yards from our home.Beach chairs, wagon and beach towels are supplied. Dishwasher and Laundry detergents are provided.We offer a level 2 EV charger powered by our own solar system.So bring your Electric Vehicle and power up for free.There is a camera mounted to the outside of the house facing the channel. The camera is solely for the purpose to monitor the channel and our boat. The maximum permissible noise level is 65 decibels (e.g., a normal conversation) between the hours of 7:00 a.m. and 10:00 p.m., and 50 decibels (quiet conversation) between the hours of 10:00 p.m. and 7:00 a.m. of the next day. No excessive, boisterous, or repetitive noise (e.g., shouting, yelling, screaming) is permitted. These noises can deprive neighboring persons of peaceful enjoyment of their property. A violation of the city's noise control ordinance shall subject the violator to the issuance of a notice of violation or citation. We live just a few miles away and are available for any questions or problems. Functional smoke detectors, fire extinguishers, and first aid kit in the house. Hospitals are minutes away if needed. Please message me with any questions! *Full kitchen with many extra small appliances (blender, toaster, etc) – stocked with starter supply of dishwasher pods, new kitchen sponge, dish soap, paper towels *Please note we do have cameras ONLY outside for everyone's safety. These cameras are located by the front doors and around the back of the house. They will record audio and video. 1. There is absolutely no smoking of any kind allowed inside the house. There is a designated smoking area by the lounge chairs outside. Please dispose of ashes and butts in the ashtray provided. Please be certain to extinguish completely. Failure to abide by this rule will result in full loss of Security Deposit. 2. People other than those in the Guest party set forth above may not stay overnight on the property. Any other person in the property is the sole responsibility of the Guest. Guests are not allowed to exceed the occupancy limit agree to above. 3. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 10:00pm - 8:00am. Please respect our neighborhood and be “good neighbors” as some may not be on vacation and have to work. 4. Parking: parking is limited to two vehicles. Vehicles are to be parked in the driveway. Any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner. 5. Garbage: Any garbage must be stowed in the proper garbage or recycling receptacle, located at the side of the house. Trash day is Monday and Fridays. Please take the recycling and/or trashcan to the curb on that day and bring it in after pick up on that day. 6. Water and hot water: DO NOT FLUSH anything other than toilet paper. No feminine products or diapers should be flushed at any time. If it is found that feminine products or diapers have been flushed and clog the system, you could be charged for the repairs and damages. 7. Do not set the air conditioning temperature below 70F. The coils will freeze and you will be charged for damage to the unit. 8.9. Note we supply a starter kit of all toiletries, laundry detergent, dish soaps etc… after that it’s the guest’s responsibility.
