That is the first impression when you arrive by car. That is a pity. The whole area needs urgent attention. I know nothing can be done about the building next door. However with a little attention , the first impression could be so much better."

"First of all, there is nothing really bad about this hotel. It is just very dated. We were just staying for a night after attending a wedding near by, for one night it was no problem. The location was fantastic and there are car park (Not free) near bye. The hotel seemed like there was a refurb going on and the lift was not working. There was a bath tab in the room and the bed was comfortable enough. The staff were ok. Not helpful but not rude. There is not much option for Breakfast. However over all it was nice ok if you are staying for a night and needing a bed at the end of the night."

"We had a brilliant valentines night at the Bein Inn. We were made to feel welcome as soon as we arrived and enjoyed a beautiful meal in the bar. The steak pie was genuinely the best I’ve ever had. The reception area had a fire place to relax by and downstairs a cozy bar area had a pool take which was free to use! Not that neon any games haha. The room was spacious with a modern bathroom and had a big TV. Breakfast was included and hit the spot! Highly recommend if your looking for something cozy and quaint ❤️"

"All good. Attending function in Perth. Location very good and road works at main entrance didn't spoil the visit. Booking in was new and assistance was readily provided by a member of staff who provided information on lift control, parking and taxi service. Room and toilet were very clean with comfy beds. No noise level from outside despite working Sunday. Breakfast was tasty with an excellent selection."

"We have been happy with the location, only that our room was downstairs and located right across from the toilets for the pub. It was very noisy. And you couldn't open the window, cause the window is towards the courtyard and there was a table right in front of the window and people who visit the pub can sit at tables in the courtyard. We would stay again but with a room upstairs 😉"

"The service of this hotel is very good. The owner even wrote a letter to the guests staying in the hotel. The hotel looks like a castle. According to the hotel staff, the hotel facilities are very historical. The breakfast is very rich, and you can eat a full Scottish breakfast. The hotel parking is very convenient, just at the door. There are plenty of parking spaces, suitable for self-driving. There are no other facilities around the hotel, which is very suitable for accommodation on the way from Edinburgh to the Scottish Highlands."

"We had an excellent stay at Sunbank House Hotel. Lovely room, delicious breakfasts and the owner was the perfect host. Plenty of parking too. What more could you ask for? Well, the hotel was only a very short walk into Perth centre to the bars and restaurants so that was another plus. We would thoroughly recommend this hotel so do yourself a favour and book it."
